The Monrovia Nursery Specific Plan calls for the development of 121 single-family homes on 20,000 square foot lots that will match the existing neighborhood density and character. The project brings a number of amenities not only to the future homeowners but also to the existing neighborhood and community, including:

  • Greatly reducing the flooding that occurs due to runoff from the foothills
  • Providing a continuation of the pedestrian path to the eventual Metro Gold Line Station at Citrus Avenue
  • Cleaning up the residues left in the soil from the former nursery operations on the property

More enhancements will come as a result of the development and make this one of the most sought after housing opportunities in the area.

The goal of this web page is to provide the public with a way to access the latest happenings occurring with the development and to answer questions about the development. Given the complexity and extent of infrastructure to be installed, the project will take several years to complete. We realize that for residents in and around the project area, it will have an impact despite the City's best efforts to mitigate them. We will be updating this page when significant milestones occur to keep the public abreast of information that may be of interest.

This page will also try to address unsubstantiated rumors that can occur when a project of this size takes a long time to develop or individuals confuse this project with what may be happening elsewhere in the region. We encourage interested persons to always contact the Planning Department directly if you have any questions or concerns. We will do our best to get answers and address your concerns.

Recent Project Approvals

  • Annexation of land into Glendora approved by Local Agency Formation Commission (LAFCO) in August 2013; annexation effective September 17, 2013
  • Removal Action Workplan (RAW) for soil remediation approved by Department of Toxic Substances Control (DTSC)

Permits Issued

  • Grading permit for rough grading of southern portion of project site issued January 17, 2014
  • Demolition permit to remove remaining structures from southern portion of project site issued January 7, 2014
  • Grading permit for soil remediation issued September 25, 2013

Significant Activity and Schedule

  • Annexation of nearly 100 acres of unincorporated area in and around the project was approved by LAFCO and effective September 16, 2013
  • Soil remediation as approved by the Department of Toxic Substances Control (DTSC) began in October 2013 and was completed in January 2014   
  • Grading of the site started in January 2014
  • Grading and infrastructure improvements are expected to be complete by the end of 2014; City of Glendora staff will continuously monitor the project for dust control and compliance with all conditions of approval
